Good hill to start the bike, be ready.
When you turn left on Wallace it is decent asphalt but it has cracks in it. They are the long type of cracks from the side of the road sinking. The nice ones where if you run a tire into them it could end in a bad day.
Goliad/205 is the chip seal part. Rough but not bad. Its short though.
On the way back you will turn right on Goliad/205 from John King. About 1/2 mi down there is a guardrail on the side of the road. The road passes over a small creek. Don't get close to the guardrail. The shoulder of the road has falling in a spot and is a nasty dip. Stay close to the road there.
Heading down Sims its smooth and flat. At the rt hand turn the road is very rough turning onto Mims. It sucks because it kills momentum.
If you do the free swim clinic and open swim on Saturday I will be the guy in the Kayak at the first corner on the swim. Say Hi.
