New race-Blackhawk Lake

I was browsing the race calender here in BT to see whats left.
There's a new one, Blackhawk Lake, on September 26. 250m swim, 25.2 bike, 3.3 run.

No chip timing, asking for experienced athletes feedback. A "late" start at 10:30AM.

Sounds like a good "wind down" for experienced racers, and a good one for the first timers, although the bike might be a little longer than most sprints I've seen.
I'll have to seriously consider this one.

ETA: Cost is $25 on active.com, 23.00 for active.com members. Active also calls it a mini-sprint.
