Check out Palm Coast (Where I live) for some reason you northerners find our home prices extremely reasonable lot of New Yorkers etc around here although I've lived here 3 years seems to me like prices are through the roof.

We're about 30 mins from Daytona and little more than hour from Orlando and Jacksonville....although I dont know what your line of work is so something to consider...the entire city/town is basically deed restricted so theres really not a bad neighborhood and its I believe the second fastest growing county in the nation....lot of building lot of new home construction.

My house (4 bed 2 bath 1,800 living area built 2002 ) Im hoping will appraise at right around $180 I only know this because my stbx wife is going to take half our equity.  To put the growth in perspective we only paid $90k for it 3 years ago.

 I think you'll find far higher prices in the Palm Beaches, Sarasota, Miami, Orlando, Ft Myers/Naples, Clearwater of course you'll have much better opportunity at employment and other amenities like night life etc if those types of things are important.

 If you'd like to live in an excellent tri area then its Clermont.

To give you an idea of what mid-atlantic/new england prices are like .....

The house we are building is going to be 2,700 s.f., 4 br, 2-1/2 bath on an acre lot in Howard County, MD.

Pre-appraised (in July of last year) for $765k. If we were to sell it after it is finished we could probably get closer to $850k.

If the land wasn't in my wife's family and we hadn't gotten it signed over to us (for the costs of getting it transferred and officially buildable) there is no way in h3ll I could afford to pay for it. As it is the $375k construction loan is going to stretch us way thin.

So $180k for a sub 2,000 s.f. is a bargain in our eyes!! Especially when you add in the weather.

Im roughly 7 miles from the beach (Flagler Beach ) there are obviously closer homes ....The bulk of my rides are through the Tomoka State Park (unfortunately most those pictures dont do it justice) and down A1A not in an area like daytona where its all hotels etc on the beach side of A1A but rather just dunes and ocean. Thats why I said if you're looking for nightlife in your backyard you wont really get it here but if you dont mind the 30-40 minute trip to Daytona Im sure you'll find what you're looking for. Bike Week etc is quite the spectacle.

Having said all this I gotta tell you the grass is not ALWAYS greener because if I had my choice I'd live somewhere where there are some hills/mountains .... Western North Carolina / East Tennessee ... every time I go there it feels like a religious experience.
