I'm not a Real Estate Pro but it sounds like a kinda bad deal. The question is what is preventing you from getting a home now? Is it just the down payment or are you trying to qualify for too much and hoping after a year that will change. You are risking $3600 that you will like the place and if you decide to move. I would say that if you are uncertain about where you want to live, get a 6 month or 1 year lease on an apartment and put all the extra money you were going to spend on this deal and place it in savings or CDs that way you have $3600 for down payment. I think making this deal you are deciding you want to live there longer.
