Subject: Renter insurance question
I am moving and I need renters insurance.  I got a policy that says I have $500,000 personal liability coverage.  Now the place says I need proof of $50,000 and my gf says because they ask for $50,000 that is all I need since the buildings insurance would cover the rest.  Is this accurate or would I be better off with the $500,000 liability?

The place wants you to have at least $50k personal liability insurance and you have $500k liability? Is that correct? They probably want that as a minimum, but having more isn't a "bad" thing if it's affordable.

And no, their insurance likely will not cover the tenant in a liability case. But check locally please.

Pretty much what I was thinking. Check to see what the difference in price is. This day and age 50k is pretty low. Get a price for 100, 300, 500 and make an informed decision. Make sure you have the correct amount for your personal property listed for what it would cost you to replace everything.

the cost between 300,000 and 500,000 was $6 a year.  its a 14 story building.  I figure it is safer to have more.

as was mentioned check the pricing of each to see if it's worth it.  Personally I have always had a $1M umbrella liability policy in addition to my homeowners insurance.  I think it's like $6/mo. or something like that and protects me from a lot of stuff.  If somebody sues me they pay for my lawyers as long as it's not an intentional act.

Having more than the minimum isn't a problem.  There's a reason the $500K coverage is only $6 more than the $300K coverage and that's because there is very little additional risk to the insurer.  Liability coverage helps protect *your* assets if someone gets hurt while visiting you.  Unless you have a lot of assets to protect, the additional coverage won't make a big difference.

yeah they more mentioned fire and that is more what I am concerned about with the size of the building.  Plus its a nice area and worried about people going after me if it proved to be my fault.

its personal liability.  Sounded like if we burn the place down or try to and there is water damage we might get sued and they that should cover it.

Two different coverage.  Liability protects you against negligence claims brought against you.  Property, or contents (for renters), covers your personal property inside the rental unit against perils like fire, theft, etc.  As a renter is it a good idea to have both coverages.  Make sure the qoute you are getting covers both.

I got 45k for my stuff and 500k liability.  I figure not to take a chance for $6 a month.

Good call Chi.

I always recommend higher liability for people in apartments. If you burn the place down and get sued the $500k will be worth the $6.
