Does or has anyone hired a mountain bike to do an xterra? I have a crappy old heavy mountain bike at home but not sure if it will be good to race with?

I don't care about times, just want to complete and have fun in the race. The bike is about 30-40km

I definitely talked to someone who had parked next to me two weeks ago who had rented a bike.  They wrecked their bike a few days before the race and needed to demo something to race with.  The conversation started since he had a new specialized stumpjumper on his car, and I've got an older one.

Call local shops and see if they rent or have demos. I no longer travel with my bike if I can find a good shop in the area to rent from, I just show up with pedals and gear.

Most bigger bike shops will be able to put you on a good, or sometimes even high end, bike for the weekend.

But if you're not an experienced mountain biker, 40k in an Xterra race will most likely NOT be a fun experience. Depending on how technical the course is, it could easily require more effort than a HIM.
