I saw 5 places today. One is a friends place that I could get with no brokers fee, and it is rent stabilized. I liked it. But there are no actual closets, but it's a railroad - which means it's a series of rooms that you have to walk through, like a railroad car - so I could make an entire room a closet. But there is a massive highway, the Brooklyn Queens Expressway (BQE) right out the bedroom window and 15 minute walk from the train. But it was nice.
I saw the place next door, gut renovated, never been lived in, also nice, but still, the highway.
Then I saw another brownstone, a full floor, 2nd floor, all the original detail. Tin ceilings, inlaid floor, all the original moldings on the walls and floor boards, a fireplace (not working), but the BEST location you could dream of. 3 minute walk from two subways, about 2 blocks from jmk-brooklyn, one of my bestest friends
, and seriously how living in Brooklyn should be. But it was expensive ($2K/month, 12% brokers fee), so I called and said I'd pay $1,900 and 10%, Jan 1 lease - and the broker called me back tonight and said it would work!
So I'm taking my hubs out there for a second opinion tomorrow at 7, and if all goes well, I'll apply. I may not get it, and it's more than I'd spend to move into the friend's place, but it's amazing. It's picture perfect. The kitchen is ridiculous, but between work and the IM, I'm not cooking anyway. I hope it works out!
If I can butt in - I hope you get it. But.. Can I ask what a broker's fee is?
