I'm selling my house and it's falling apart...

of course.  Murphy's law, right?

I saw some water seepage in my basement tonight, so I went to check it out outside (I have a diverter on the end of a down spout so the area right near the house doesn't get saturated...that's what causes the seeping).  The diverter is on fine.   I look up, and the gutter is hanging a good foot from where it's supposed to be attached.  Great, just GREAT.  Of course, I find this out at 10:30 at night, so it's not like there's anything I can do about it.  I have an email out to my brother to see if he can swing by and help me out.  This is so not helping my anxiety.
