You've got the strategy all wrong, you should be trying to figure out a second job for your husband to work - you've got training to do.

I would look into either what is known as "real estate options" or other real estate ventures like flipping foreclosures.   You don't need as much capital as people say you do.  Many "investors" use short term cash loan options like high limit credit cards or home equity loans to get started.

However, it's not as easy as people think it is and you have to really put in the homework and due diligence, but it's a great business you can do most of it from the conforts of your home.  The cash is also not immediate and their is some risk, but the good thing about it is, it's part time.  You can close one deal and make $10,000 and not do anything else for the year.  Or you can keep doing it until you do it full time.

If you are interested, I would not go in blindly.  You need to find a trustworthy foreclosure real estate agent and real estate lawyer.  Many will have a free initial consultation.

Also, I recommend books by Thomas Lucier.  The books I started with is the "preforeclosure property investor's kit" and the "how to make money in real estate options."  If you don't want to buy them, just browse them at your local book store.

I guess on a more serious note, you might want to look in to doing closings on real estate loans. I think it's pretty simple once you figure out all the stuff you need to do, and you can probably offer to do them whenever it works with your schedule.

What about working part time at a LBS, running or tri store?  Or....GNC, or at a local gym?

Anywhere but a GNC, that place is a joke. 95% of their employees know nothing about their products.

we all know you just want the money to buy a new bike, so you might as well just get a job at your LBS.  It won't pay much, but combine that pay with your mega discount and you can get you bike in no time.  Then you can sell all of us bikes, parts and wheel sets at cost.

Go back to school, learn a new skill that makes more money then what you currently do full time, then get a job doing that. I took me a couple years, but that is what I did and I doubled my salary and can now afford all my expensive hobbies.

Sounds like a winner!   I am hiring anyone who can walk from their car to the office and pass a drug test right now.....

Bartend, Starbucks, or retail are probably your best options.

I second the suggestion above regarding finding a better paying full-time job. Life is way too short to have a spouse, work two jobs, and train.

I always figured if I was going to spend even MORE of my valuable free time working, it had better be for maximum cash impact.  Barring the two most obvious choices due to moral considerations it would be something else involving tips.  A good waitress at a higher end restaurant in a larger city can easily make $50-$100 a night in tips.  Even if you're a waitress at a local spot in a small town, if you're good, you'll have cash in your pocket every night you work. Bartenders at a decent establishment can also pull down some good tips.  The other low effort / high return option is Internet selling - ebay being the obvious choice.  Anytime I've done that simply because I had something to unload, I've made a killing.

AMEN, sister!  That's why I don't have to spend any of my valuable free time working!  It may also be why I drive a 1989 Jeep Grand Wagoneer and live in the worlds smallest house (and I'm totally not kidding about that - it's a shoebox - I have to go outside to change my mind).  But then again, I just bought the property I'm going to retire on, it will be paid off in 5 years and I plan to retire when I turn 50 in 8 years - WOOOOOO HOOOOOOO !!

and i'm cutting cable this week   it will be sooooooooo nice not to have TV

what is this cable thing you speak of?  I get 6 channels and 2 of them are fuzzy!  I don't give a hoot about TV in the spring, summer and fall, but I must admit, we rent A LOT of DVD's in the winter!

Tutor. I used to get $30-40 and hour for elementary aged kids. Most of the time I was just helping them with their homework. Sometimes it was math and reading practice. With your hours you can do two nights a week after work and still be home by dinner time. Most of the mom's wanted me there between 4-6 so they could have dinner after I was done.

it's VERY ok to laugh at that..  goodbye and good riddiance!  (to the cable of course )

I'm laughing too, if only because I did that very thing, week two of getting rid of mine.

thanks for posting this, btw. I am looking at high-end fine dining, b/c one of my coworkers does this one day a week and makes 100-200 a night, usually working one table. Home by 10:30.

A second job to make ends meet???  I tried that once many many years ago and just wound up exhausted and riddled with more debts.  It is much better to try you hand at getting a promotion in the company where you are working or work overtime (if your company pays for overtime).  In the meantime, draft up a realistic budget and stick to it.

i hope you mean week two of cutting cable and not week two of cutting out a spouse.. cutting cable saves money.. cutting a spouse costs more money than i care to wrap my head around

Oy! Yeah, yeah--the cable. The spouse, I just got rid of, no cutting was involved.

PBBBBBBTTTTHHHH!
